Sea Heaven 3.1 is two seven-storey towers on Nai Thon, one of the quietest beaches of Phuket's north-west coast and, by the developer's figure, about fifteen minutes from the airport. Both structures reached full height in August 2026: you choose a real floor and a real view, not a line on a render.
Of 223 homes, 33 are left on the current lists — every one a one-bedroom of 37–60 m². Studios and two-bedrooms are no longer on sale. Hill-side homes open the price at THB 5M, four homes on the seventh floor face the sea, and two on the ground floor step into the lagoon pool.

01Which phase of Sea Heaven is on sale?
Phase 3.1 only: Tower A (3.1A, 115 homes) and Tower B (3.1B, 108 homes), seven floors each, designed by The Architist. The earlier hotel phases 2.1 and 2.2 are finished and are not part of this offer.
02How many homes are left?
33 on the current lists: 26 in Tower A and 7 in Tower B. Studios and two-bedroom homes are no longer on sale; every home left is a one-bedroom of 37–60 m².
03How much do the homes cost?
From THB 5M for a 42 m² one-bedroom on the second floor with a hill view; the 60 m² one-bedroom on the seventh floor facing the sea is from THB 9M. Prices are leasehold and unfurnished; we send the exact price of your home in writing.
04Which sizes and layouts are available?
Six one-bedroom layouts: A 37.19 m², A+ 37.30 m², A3 42.38 m², L1 55.05 m², K1 59.28 m² and K2 60.14 m². A3 has eleven homes left: on the second floor with hill views and on the seventh with hill or sea views.
05Which homes have a sea view?
Four, all on the seventh floor: A705 (A3, 42 m²) in Tower A, and B701 (K2, 60 m²), B704 (A3, 42 m²) and B705 (A+, 37 m²) in Tower B. On the lower floors the homes face the hills or the lagoon pools.
06Can a foreigner own freehold?
Yes. Freehold for foreign buyers costs THB 10,000 per m² extra in Tower A and THB 5,000 per m² in Tower B — about THB 423,000 on a 42 m² A3 in Tower A and about THB 211,000 in Tower B. Base prices are leasehold; we confirm the lease term in writing with your offer.
07What is the payment plan?
THB 200,000 to book, then 30% within 30 days, 30% when the structure is complete (est. Q4 2026), 30% at architecture and interiors (est. Q2 2027) and 10% at transfer (est. Q3–Q4 2027). The structure is already topped out, so the second 30% follows soon after the first.
08When will it be finished?
Completion is planned for 2027, with the transfer estimated in Q3–Q4 2027. Both towers reached full height in August 2026; the pool shells are cast and interior masonry is under way.
09What is included in the price?
A fitted kitchen with hob, hood and sink, a built-in wardrobe, air conditioning, a water heater and curtains. The furniture package is optional at THB 8,000 per m² — about THB 339,000 for a 42 m² A3.
10What are the running costs?
A common fee of THB 60 per m² a month, paid two years ahead at transfer — about THB 61,000 for 42 m²; a one-time sinking fund of THB 600 per m²; THB 10,000 for the meters.
11What are the transfer fees?
Leasehold registration is 1.1% of the price. For freehold the 2% transfer fee is split 50/50 between buyer and seller.
12Is there a rental programme or a guarantee?
No. Phase 3.1 is a residence without a rental programme or guaranteed income. You can live in it, use it as a holiday home or rent it out yourself or through any agent.
13How far is everything?
By car, per the developer: Nai Thon Beach about 1 minute, Banana Beach 5, the airport 15, UWC school 19, Blue Canyon 20 and Phuket Town 45 minutes.
14Who builds Sea Heaven?
Bestart Heaven Co., Ltd., registered in Phuket in 2019. It delivered Sea Heaven phase 2.1 in 2023 (124 homes) and phase 2.2 in 2025 (127 homes) on the same street; the project won the Dot Property Thailand Award 2023.
